Foundation Crack Repair in Winnipeg

We work out why the crack formed before we seal it, because the wrong repair on a moving wall opens again.

A crack in a basement wall is the most common reason Winnipeg Foundation Experts gets called, and it is also the symptom people most often misread in both directions. Some cracks are cosmetic and will never do anything. Others are the first visible sign that a wall is under load it was not built for.

Reading the Crack Before Sealing It

We start by looking at the pattern rather than the crack itself. Direction, width along its length, whether it goes through a block joint or straight through the concrete, and whether it lines up with anything else in the house all narrow down the cause.

Vertical cracks in poured walls are usually shrinkage. Horizontal cracks are the ones that concern us most, because they normally mean lateral pressure from saturated soil pushing against the wall. Stair-step cracking in block work follows the mortar joints because that is the weakest path, and it usually points to differential settlement under the footing.

We also check the outside. Where the downspouts discharge, how the ground slopes in the first two metres from the wall, and how close large trees sit all change what the soil is doing against your foundation.

Repair Methods We Use

For a poured concrete wall that is structurally sound, injection is the direct fix. Polyurethane expands as it cures and works well in a crack that is actively damp. Epoxy is rigid and stronger than the surrounding concrete once set, which suits a dry crack in a wall that is not moving.

Where the water is arriving under pressure from outside, or where the crack keeps returning after injection, the honest answer is excavation. We open the trench alongside the wall, clean the exterior face, seal it, and address the drainage that caused the problem before backfilling.

Block walls behave differently from poured walls. The cavities can hold water and the joints are the weak line, so a repair that would work on poured concrete often will not hold on block.

Winnipeg Clay Is Why This Trade Exists Here

The clay under most of this city expands when it takes on water and contracts as it dries. That cycle moves foundations every year, and it is the reason crack repair is a routine job in Winnipeg rather than an unusual one. Frost adds a second mechanism, driving well below footing depth through winter and lifting whatever sits above it.

None of that means every crack needs work. It means the cause is worth identifying, because a wall that is still moving will crack again beside the repair. If we think yours is stable, we will say so and tell you what to watch for.

If you are unsure how serious a crack is, we look at it and tell you. The assessment is free and you get our findings either way. We also handle basement waterproofing when the water needs stopping at the source, bowing wall repair where the wall is under real load, and work across St. Boniface and East Kildonan where older foundations are common.

Foundation Crack Repair Questions

Which foundation cracks actually matter?

Thin vertical cracks in a poured wall are the most common and usually come from concrete shrinking as it cured, or from seasonal moisture. The ones worth looking at quickly are horizontal cracks, stair-step cracking through block joints, and any crack that is noticeably wider at one end than the other. Those patterns suggest the wall is being pushed or the footing is moving.

Can a crack be injected from inside, or does it need digging?

It depends on what is driving it. A shrinkage crack that leaks can usually be injected from inside in a single visit. A crack that keeps reopening, or one with soil pressure behind it, needs the exterior side addressed or it will simply come back.

At what width does a crack start letting water through?

Narrower than most people expect. A crack you can barely fit a business card into will carry water once the soil outside is saturated, which is why cracks that stayed dry for years start leaking after a wet spring.

Will the crack come back after it is repaired?

A properly injected crack stays sealed. What brings a repair back is untreated movement, so if your foundation is still settling or the drainage has not changed, we tell you that before we quote rather than after.
